I'm going to assume Tommy was drunk to get that line down. Because that's the only explanation.

"Well, you should be happy, Mark.", says Johnny while staring melancholically out of the window of the coffee shop.
I actually thought his reaction on the roof just before he announces they're expecting was very natural, but that's only because it was actually Tommy waving to a crew member off-camera.
And not really a line, but his reaction to the surprise party while they were singing Happy Birthday. It's really not a bad few seconds. He's relaxed, seems happy, his interactions seem smooth and natural.

I thought his delivery of "get out of my house" to Mark wasn't bad. He sounds legitimately pissed / threatening.
Another not half bad one was when Mark shows up at his front door during his conversation with Peter. A pretty simple, if oft-repeated, line: "oh hai Mark, come in"; but for some reason it works better than usual and seems more natural in that scene.

'Get out my house' is his best line reading in the movie, but also one of my favorite awkward moments because he's being his most genuine but also it makes no sense grammatically. That's maybe my favorite moment in the movie.
