Does anyone else wonder what Tommy meant by he exported leather to Korea when asked how he funded his movie? If he refuses to elaborate on it, do you think he did something illegal?

Yeah, it seems that it's a combination of things. After the leather jackets and jeans he, apparently, opened a clothing store, and another, and then went on to own those buildings, and other buildings. How he actually got to that point is a bit of a mystery, and you have to connect those dots yourself, but it seems some wealthy older people took a shine to him along the way. If you infer things from Sestero's accounts in the book.

I thought Sestero said the whole "he made money selling jeans, and from stores" theory seemed unlikely to him.

A guy who couldn't recognize how bad his script for this was, was somehow smart enough to make 6 million in real estate?

It was a combination of things it seems. According to the Disaster Artist, Tommy started a store that sold jeans with defects at a discount price. It apparently did well enough that he bought the building and started buying other buildins around San Francisco and I think in LA. You can still see one of his buildings in SF that is near Pier 39 that has a large statue of jeans hanging off the side in front of a large poster for The Room.

Then in the episode of How Did This Get Made that had Greg Sestero and Steve Heisler, who had researched every aspect of the making of the movie. Both of them confirmed that Tommy had a really good relationship with a woman named Chloe who was apparently Tommy's ESL teacher and herself was independently wealthy. Greg would say that from time to time he would see Tommy making calls to this woman and either that day or the next they would receive a sizable amount of money to continue filming. This would lead to Chloe getting a credit in the movie as Chloe Productions. Whether or not Tommy was using this woman as a sugar momma is anyone's guess but it looks likely.
